Site Description:
Two plots of land, situated next to each other at Iran Zamin
St., Phase 1 of Shahrak Gharb (Shahrak Ghods), covering
4,350 m2 in total and having the approximate
dimensions of 87 m x 50 m.
Project Specifications:
The hotel is a five-star international apartment hotel with 25,000 m2
of built area, consisting of 400 suites, apartments and
rooms in 12,000 m2 and 10 stories, along with a
lobby, information desk, shops, and a coffee shop on the
ground floor, a restaurant and festival and conference halls
on the first floor, and sports facilities and car park in
the basement.
The hotel site enjoys a very good access at its present location which
is considered as a low traffic flow area. It is notable that
in the Municipality’s Comprehensive Plan, Iran Zamin Street,
where the site is located, will be connected to Chamran
Highway. Also, its nearness to such important centers as the
Milad Telecom and TV Tower, International Center for
Conference and Festivals, World Trade Center, IT Park and
Golestan Shopping Center, and being situated in an
environment free of any sound and air pollution as seen in
city center areas, are among the advantages of this
complex. There are no buildings constructed within the
250-meter radius of the site which is surrounded by green
spaces on the north, west and south. The site is located 70
m off the 20-meter-wide Iran Zamin Street. On the east, the
site is situated on a height, thereby offering a beautiful
and unique landscape of Tehran.
The site’s urban view and its overlooking Chamran Highway, the fact that
this highway is the passing route of high-ranking officials
and foreign diplomatic delegations, and the reason that this
highway provides the best access to Mehrabad International
Airport and Imam Khomeini International Airport, all attach
