A cultural, cinematic and commercial complex including 6 movie theaters
with an area of 3000 Sq.m and 6 large visual screens to show
commercial highlights of films and transparent elevators
that are connected to the commercial complex via two
suspended glass corridors and auto-walk. and 100 commercial
units with an area of 3000 Sq.m. and a suspended restaurant
which is situated between these two spaces above green space
and linked by 2 transparent bridges.
The proposed site enjoys a very good accessibility condition and traffic
volume of this area is suitable for the activities of a
cultural/commercial complex. It should be noted that Iran
Zamin Street where these plots of lands are situated, would
be connected to Shahid Chamran Freeway according to
comprehensive plan of Tehran Municipality and this complex
will practically be included in the urban scale. It should
also be noted that a project for the construction of a 5
star international hotel is being planned and designed and
closeness of this complex to important centers such as World
Trade Center, Milaad Tower, Conference Center and its
affiliated hotel and Molla Sadra large hotel and its easy
access to Azadi, Ewin and Esteghlal hotels that are mainly
used by foreigners, are among the advantages of this
complex. This complex will gain further importance for its
closeness to Shahid Chamran, Hemat and Mollasadra Free Ways
that are used as official routes of passage for high-ranking
officials and foreign diplomatic missions.
There is no record of erection of such complexes covering a series of
commercial units, cinemas, audio-visual laboratories and
other cultural and recreation facilities in Tehran and
throughout the country and it should be noted that there is
not even a single cinema within the surrounding municipality
districts (1,2,3,5,9,10 and 22), to a radius of 10 Km.
The trade complex and restaurants are designed in such manner that will
be inter-linked with the cinematic-cultural complex and
attract customers to both sections.
The commercial complex will be situated in an area where residents enjoy
a higher educational level and better financial conditions
in comparison with other parts of Tehran. Since the family
consuming basket level in this area is comparatively high
and existing commercial centers in west and north west of
Tehran are limited in number and located apart from each
other, it can be anticipated that considering the varieties,
which will exist in the complex, the public will greatly
appreciate it.
The beautiful and unique architecture of this project, its functioning
on the basis of modern age necessities and its location on
the heights overlooking a suitable panorama that is
surrounded by green space and forest park; are going to be
the reason for attracting many visitors and customers to
this complex.
An Agreement in Principle’ has been obtained from the Ministry of
Islamic Culture and Guidance for the construction of this
complex in order to meet the Ministry’s regulations.
